Maison Gaspard GK was established in 2025 by a French family with long-standing cultural, academic and professional ties to Japan. The company was created as a Japanese legal entity to operate locally, transparently and in accordance with Japanese business practices.

We acquire, renovate where appropriate, and hold income-generating properties for our own long-term account, building a portfolio that creates lasting value for our partners and tenants.

We acquire income-generating properties for our own account with a typical budget of JPY 25–50 million. Our focus is on entire residential buildings in Saitama Prefecture and northwest Tokyo, including areas along the Kawagoe / Ikebukuro / Saitama corridor. We do not target condominium units.

Buildings must meet the post-1981 new seismic standard (新耐震基準) and should generally be within 15 minutes on foot from public transportation.
