Maison Gaspard GK acquires and holds real estate as its own assets, as the direct buyer.

Properties we acquire are renovated where appropriate, then leased to tenants and held for the long term.

Property types

What we look for

Entire residential buildings (primary)

Apartment buildings (木造 / 軽量鉄骨 / RC). Typically 5–15 units. Studio to 1–2LDK layouts.

Larger RC/SRC apartment buildings

Larger reinforced concrete or steel-reinforced concrete buildings, considered on a case-by-case basis.

Mixed-use & commercial

Buildings with ground-floor commercial and upper-floor residential, or standalone commercial properties in appropriate locations.

Well-located akiya

Vacant properties (空き家) in well-connected locations are considered on a case-by-case basis.
Not targeted: Condominium units (区分所有) are generally outside our scope.

Where and at what budget

Typical acquisition budget: JPY 25–50 million

Saitama Prefecture (primary)

Saitama City (Omiya-ku, Urawa-ku, Kita-ku, Nishi-ku and other wards), Kawagoe, Kawaguchi, Kumagaya and other Saitama commuter towns.

Northwest Tokyo

Adachi-ku, Itabashi-ku, Nerima-ku, Tokyo Kita-ku and adjoining areas. Focus on the Kawagoe / Ikebukuro / Saitama corridor.
Properties should generally be within approximately 15 minutes on foot from public transportation. Locations outside the areas above may be considered depending on the asset’s merits.

Building criteria

Building standards

  • Post-1981 new seismic standard (新耐震基準) as a baseline requirement
  • Wood-frame, light-steel, RC and SRC structures all considered
  • Gross yield of approximately 9% or above on a fully-let basis, assessed on a case-by-case basis
  • High-vacancy properties or properties requiring renovation are considered where the renovation potential is factored into the acquisition plan
  • Freehold land and building (所有権)
  • No restrictions on land or floor area — assessed on property merits
